Explanation or Justification: No new trees are being proposed and there have been significant loss of existing trees (see next). The removal of trees has been justified by the applicant due to their poor condition. However, this view is not matched by the landscape & conservation area and instead, the trees could be incorporated into the design by alterations to the ground floor layout
