Explanation or Justification: The boundaries are not in compliance with the design code and include no landscape or enhancement to biodiversity. There is a small set back area but only brick wall has been proposed with no creation or management plan for any supplementary landscape.

Explanation or Justification: No new trees are being proposed and there have been significant loss of existing trees (see next). The removal of trees has been justified by the applicant due to their poor condition. However, this view is not matched by the landscape & conservation area and instead, the trees could be incorporated into the design by alterations to the ground floor layout
